A little local perspective
$$ to $$$$ — roughly $350-1,200 a night, peaking in July and at Christmas
Lake Tahoe has 116 kilometres of shoreline and almost none of it is available to build on. Two thirds of the basin is public land held by the Forest Service and the state parks, and the Tahoe Regional Planning Agency has restricted development around the lake since 1969 in order to protect the water clarity, which is the whole point of the place.
The consequence for a visitor is specific and surprising: for a lake this famous, there are very few hotels with their own beach. Three, on a shoreline that takes four hours to drive around.
That scarcity forces the real decision here, and it is not north shore against south shore.
The lakefront properties put you on the water with a private beach, a pier and a swim off the dock. In summer that is the entire reason to come to Tahoe, and the price reflects how few of them there are.
The mountain bases put you at the foot of a lift. Palisades Tahoe, Northstar and Heavenly are the three big ski areas, and in winter being at the base is worth more than being on the water. None of them are lakefront; the mountains are set back from the shore by design.
The casino corner at Stateline on the south shore is its own thing: high-rise, Nevada side of the state line, and where the entertainment and the late bars are.
So the question is which season you are coming for. Summer says lakefront. Winter says lift base. The nine below are grouped that way.
Genuine private beach on the lake, which is the scarce commodity here.
Edgewood Tahoe Resort occupies 130 hectares on the south shore with a private beach, a golf course running along the water and the most complete resort on the lake. It is the best hotel in Tahoe and the only one with that combination of shore and space.
Hyatt Regency Lake Tahoe Resort, Spa and Casino sits on the north shore at Incline Village with a private beach on the Nevada side, a pier and a large pool deck. It is the quieter of the lakefront options and the beach is genuinely good.
The Landing Resort & Spa occupies a small site on the south shore directly on the sand, adults-focused, with rooms looking straight down the lake. It is the most personal stay on the water.
At the foot of a lift. Where you want to be from December to April.
The Ritz-Carlton, Lake Tahoe sits mid-mountain at Northstar with ski-in ski-out access, a large spa and a heated outdoor pool at 2,300 metres. In summer a shuttle runs to a private lake club, which is the compromise this property makes.
Everline Resort & Spa occupies a site at Olympic Valley beside Palisades Tahoe, with a funicular to the lift, several pools and a golf course in summer. It is the most complete four-season resort in the basin.
PlumpJack Inn sits in Olympic Valley in a smaller building with a good restaurant and a short walk to the tram. It is the value pick at the mountain.
The Nevada side, with the casinos, the shows and Heavenly's gondola across the road.
Harveys Lake Tahoe occupies a tower at Stateline with the largest rooms on the south shore, lake views from the upper floors and the gondola opposite.
Hard Rock Hotel & Casino Lake Tahoe sits beside it with a contemporary interior, a good pool deck and the liveliest ground floor at the state line.
Hard Rock Hotel & Casino Lake Tahoe occupies a site a short walk from the gondola with reliable rooms, a pool and the best value on the south shore.
The condominium and vacation rentals around the lake are excluded, and they are how most people actually stay in Tahoe. Between them they hold far more beds than every hotel here combined, and they are apartments and houses rather than hotels.
In summer, get on the water. Emerald Bay is the most photographed spot in the basin and it is best from a boat. Sand Harbor on the Nevada side has the clearest water and fills by nine in the morning.
Cycle the East Shore Trail, which runs from Incline Village to Sand Harbor above the water and is one of the best short rides in America.
In winter, three big mountains sit within forty minutes of each other and the passes cover multiple resorts. Check which pass covers which mountain before you buy.
Drive to Truckee for the restaurants, which are better than anything lakeside, and take the drive around the lake once, allowing three hours with stops.
Reno-Tahoe airport is 45 minutes from the north shore and 90 from the south. Sacramento is about two hours.
Summer, June to September, is warm, dry and busy. Winter brings serious snow and chain controls on the mountain passes; storms close roads with little notice. May and October are quiet, cheap and beautiful, with some closures.
The lake sits at 1,900 metres, which is high enough to notice on the first day.

Two thirds of the basin is protected public land and development has been restricted since 1969 to preserve water clarity. The shoreline is largely not buildable.
North is quieter, more expensive and has the clearest water. South has the casinos, the nightlife and Heavenly. They are an hour apart.
Summer for the lake itself, which is the better reason to come. Winter for skiing, when the mountains beat the shore.
Four. Longer if you are skiing, since the travel makes short ski trips poor value.
